Hodges Ward Elliott (“HWE”) is pleased to present the opportunity to acquire the fee-simple interest in the 122-room Courtyard Lansing Downtown (“Property” or “Hotel”). The Marriott-branded, premium select-service hotel, was recently constructed in 2021 and is located at 600 E. Michigan Avenue at the heart of downtown Lansing.
The Hotel is surrounded by Lansing's Stadium District, home to a variety of prominent government, university, healthcare, sports, and leisure demand generators. The Hotel is directly adjacent to Capital City Market and across from Jackson Field, the Hotel offers convenient walkable access to Michigan State University (2.4 miles), the Michigan State Capitol (0.6 miles), and University of Michigan Health–Sparrow Hospital (0.4 miles).


Built in 2021, the Property offers investors a modern Courtyard design that distinguishes it from much of Lansing's older lodging inventory. A new owner can expect minimal PIP requirements and avoid near-term disruption to operations, allowing for a focus solely on high ROI improvements to guest-facing areas. Located a short walk from the Property is University of Michigan Health–Sparrow Hospital, the Mid-Michigan region's only Level 1 Trauma Center for adult and pediatric patients and an additional source of lodging demand. The hospital generates room nights from patients and their families, traveling healthcare professionals, visiting physicians, vendors, trainees, and other health-system affiliates.
The Property benefits from its excellent central core location within the greater Lansing–East Lansing market and proximity to Michigan State University, one of the nation's largest public research universities and a major year-round lodging-demand generator.
